Who Answers When You Search for New Homes in Indianapolis


Type new construction homes Indianapolis into a search bar and look at who answers. You will usually see builder websites and national portals near the top. Each result is useful, and each is published by a party with inventory to move or leads to sell.

The model home works the same way. The on-site sales counselor is usually excellent: fluent in the product, quick to return calls, genuinely pleasant. Builder contracts usually estimate completion rather than promise a date, so get any hard deadline in writing.

Buying ground first and building second is a real path here; NewHomeSource counted 49-plus build-on-your-lot builders serving the New Palestine area alone (late 2025). Custom means the most control and the most decisions. Contract structure, allowances, and the draw schedule deserve professional review before anything gets signed, and timelines deserve real padding.

The Landscape

New Home Builders Around Indianapolis: Who Builds Where


National production builders and Indiana regionals overlap across the metro, and each county has its own center of gravity. Hamilton County carries the deepest inventory. The Hancock County towns east of the city build at friendlier entry prices, and that gap shapes most shortlists.

Fishers carries the deepest count: Pulte, M/I Homes, Lennar, David Weekley, Drees, Fischer Homes, and Ryan Homes all sell there, with more than 200 active communities in the NewHomeSource Fishers search area (NewHomeSource, 2026). Next door, Noblesville counted 39 actively selling communities and 303 new homes, with Lennar, Drees Homes, and Silverthorne Homes among the larger names and area new builds starting near $332,000 (NewHomeSource, 2026).

East of Indianapolis the price of entry drops. Greenfield ran roughly $240,000 to the upper $470s across eight-plus active communities, with Arbor Homes, D.R. Horton, and Lennar selling locally (NewHomeSource, 2026). Around New Palestine, Arbor Homes, D.R. Horton, Ryan Homes, Silverthorne Homes, and TK Constructors were all active, with area new builds from about $203,000 (NewHomeSource, late 2025).

How Buying New Construction Differs


A builder purchase runs on different paperwork, different representation, and different money than a resale. Four differences do most of the work, and two companion guides on this site carry the detail.

Who Represents You

The on-site team at the model home is employed by the builder. Buyers are generally free to bring their own agent, and in many Central Indiana communities the builder compensates the buyer's agent. Some builders also require your agent to register or accompany you on the first visit, so confirm both in writing before Saturday.

The Builder's Paper

Builder purchase agreements are the builder's own documents, covering allowances, change orders, and completion estimates. Indiana law defines express warranties a builder may provide: two years on workmanship, materials, and major systems; four on the roof; ten on major structural defects (Indiana Code 32-27-2-8). Ask which framework governs your house and who administers claims.

Incentives With Strings

Rate buydowns, closing-cost credits, and design-center dollars are real money, and those dollars often carry a condition, most often financing through the builder's preferred lender. Inspections, Still

A municipal inspector confirms code compliance for the jurisdiction. A private inspector answers to you. I have spent more than twenty years in central Indiana real estate, and I live in New Palestine, where builders are working on every edge of town. Much of my week happens inside model homes and builder contracts. Somewhere along the way I noticed the obvious: every party in a new-construction transaction had professional representation except, too often, the buyer.
